Will my home inspector walk on my roof?
No, Foundation home inspectors do not walk the roof of your home. This is due to several factors. The first reason we do NOT walk on your roof is because doing so is likely to cause damage to the roof in the form of leaks or broken roof tiles. This is also due to safety and insurance concerns. However, we do complete an intensive roof inspection using state-of-the-art drone technology. We will visually identify any issues and refer them for further inspection by a roofing professional.
Will Foundation Homes Inspections inspect my crawlspace?
While the crawlspace inspection is not included in the base price of your inspection, we do offer crawlspace inspections for a small additional fee. In these inspections we will visually inspect all plumbing, electrical and HVAC under the home, as well as inspecting the visible structure for signs of damage, moisture, or rot.
Is my home inspection included in my closing costs?
No, your home inspection should never be included in your closing costs. You will pay Foundation Home Inspections directly. This is because we work for YOU, and not your realtor, the seller, or the closing company. Our payment is not reliant upon the successful sale of the home, so you can trust us to be completely transparent in our findings.
Is my home inspection a guarantee that the home has no defects?
No, your home inspection is not a guarantee that the home is free from defects. While we strive to ensure a complete and comprehensive inspection of all parts of the home, there are always going to be places we cannot reach and things we cannot see. You should always remain vigilant of hidden and unforeseen issues with your home, even after an inspection.
What is included in my home inspection report?
Your inspection report will include a comprehensive list of all areas that we have inspected, our findings, as well as our recommendations based on those findings. Each defect we find will be accompanied by pictures or diagrams outlining the issue.
How long will my inspection take?
A home inspection on an average sized home should take between 2 to 4 hours to complete. For smaller homes it may be faster, and larger homes may take more time. Your inspection report should be available to you within 72 hours of the completion of the inspection.
Do I need to be present for the inspection?
No, you do not need to be present for the inspection, although we will need to coordinate access to the home if you are not going to be there. However, while there is no need for you to be present for the inspection, you are welcome to be there. Our inspectors will be more than happy to show you our process and answer any questions you may have. Remember, our mission is your peace of mind!
